Most of what makes a house last is buried in the wall by the time you walk through it. We publish ours anyway: 2x6 exterior framing at R-23, TJI engineered floors, shingles nailed and not stapled, 200 amp service as the floor rather than the ceiling.

The wall, before the drywall
Exterior walls go up 2x6 so they can hold R-23, and the oriented strand board wraps the whole house rather than just the corners, which is what gives you a continuous moisture barrier and an airtight seal instead of a patchwork of them. Ceilings run R-38, and solar sheathing on the roof brings the attic to about R-50. None of it is visible in a listing photo and all of it is in the power bill.

Framed 2x6 rather than 2x4, which is what makes R-23 insulation possible and adds structural strength. Engineered headers sit above every opening.

Insulation
Solar sheathing on the roof brings the attic to about R-50. Sheetrock goes up with screws, not nails alone, so you get fewer cracks and nail pops in year three.

Sized for the pool or the workshop you have not built yet, so nobody pays twice for a new breaker box, new permits and an electrician back on site. Copper wiring throughout.

Floors
They resist warping, twisting and shrinking. The practical version of that sentence is that the floor does not squeak when you cross it at night.

A licensed structural engineer designs the foundation from standard tests, including a soil inspection taken from two four foot holes dug on your own site.
