Not upgrades. Minimum standards.
Most of what makes a house last is buried in the wall by the time you walk through it. We publish ours anyway: 2x6 exterior framing at R-23, TJI engineered floors, shingles nailed and not stapled, 200 amp service as the floor rather than the ceiling.
The wall, before the drywall
You buy this part once.
Exterior walls go up 2x6 so they can hold R-23, and the oriented strand board wraps the whole house rather than just the corners, which is what gives you a continuous moisture barrier and an airtight seal instead of a patchwork of them. Ceilings run R-38, and solar sheathing on the roof brings the attic to about R-50. None of it is visible in a listing photo and all of it is in the power bill.

Framed 2x6 rather than 2x4, which is what makes R-23 insulation possible and adds structural strength. Engineered headers sit above every opening.

Solar sheathing on the roof brings the attic to about R-50. Sheetrock goes up with screws, not nails alone, so you get fewer cracks and nail pops in year three.

The questions we actually get.
The things other builders sell as upgrades. Exterior walls are framed 2x6 for R-23 insulation and strength, ceilings are R-38 with solar sheathing that reaches about R-50 in the attic, floors sit on TJI engineered joists so they do not squeak, shingles are nailed rather than stapled and rated for wind to 80 mph, siding is fiber cement, windows are ENERGY STAR rated vinyl LoE2 with tilt sashes, and electrical service starts at 200 amps. In the company's own words, these are not upgrades but our minimum standards.
The standard tiny home build radius is 80 to 100 miles from the Bastrop location, and tiny homes ship anywhere in the United States. Custom home and commercial work is done across Central Texas in multiple cities in the region. If your site sits outside the standard radius, call and talk it through.
Yes. You can bring a plan you already have, start from one of ours and change it, or start from scratch. Architectural drawings are done in house, so the plan and the build stay with the same team.
