What comes standard, and what is an upgrade
Ask three builders the same question and you will get three different houses at the same price.

Two builders can quote the same square footage, the same number of bedrooms and very nearly the same price, and hand you two houses that will not cost the same to own. The difference almost never shows up in the photographs. It shows up in the wall, the attic and the breaker box, and it shows up on your power bill every month for as long as you live there.
So the single most useful question you can ask a builder is not what the house costs. It is where the line sits between what comes standard and what is an upgrade. Ask it early, ask for the answer in writing, and compare that answer between bidders rather than comparing the bottom numbers.
Why the line moves
There is nothing dishonest about a builder putting an item on the upgrade side. Every company has to land at a price people will actually pay. The problem is that the standard specification is where a bid gets quietly thinned, because it is the part nobody can see on a walkthrough and almost nobody asks about.
A house framed 2x4 and a house framed 2x6 look identical once the drywall is up. The second one has room for meaningfully more insulation in the wall cavity and is structurally stronger. You will never see the difference. You will feel it in August.
The items worth asking about by name
- Exterior wall framing. 2x6 rather than 2x4 is what makes an R-23 wall possible at all.
- Sheathing coverage. Board wrapped around the entire house gives a continuous moisture barrier and an airtight seal. Wrapped only at the corners gives you a patchwork.
- Ceiling and attic values. R-38 ceilings, and whether there is solar sheathing on the roof.
- Floor joists. Engineered joists resist warping, twisting and shrinking, which is the technical way of saying the floor will not squeak.
- Roof fastening. Shingles nailed rather than stapled, and what wind rating and fire rating the assembly actually carries.
- Siding material. Fiber cement behaves very differently from the cheaper options in humidity, rain and termite country.
- Electrical service size. This one is worth a section of its own.
The 200 amp question
Service size is the clearest example of a decision that is cheap once and expensive twice. A house wired to the minimum that today's load requires is fine on the day you move in. Then you add a pool, or a workshop, or a second oven, or you buy a car that needs charging overnight.
Now you are paying for a new breaker box, new permits and an electrician back on site, on a finished house, at current labour rates. Starting at a 200 amp minimum costs very little while the walls are open and removes that entire conversation from your future.
The same logic, applied everywhere
Once you notice the pattern you can apply it yourself to any line on a specification. Sheetrock fixed with screws rather than nails alone costs slightly more in labour and gives you fewer cracks and fewer nail pops in year three, when fixing them means a painter in your living room.
Windows with tilt sashes cost a little more and mean you can clean the upstairs glass from inside instead of hiring someone with a ladder twice a year. Fiberglass doors do not dent, rot or rust, and can be stained or painted when you change your mind about the colour.
None of these are dramatic. Added together over the life of a house they are the entire difference between a building that ages well and one that generates a steady stream of small bills.
What to do with this
Get the standard specification in writing from everyone you are considering. Line them up side by side. Where one builder has an item on the standard side and another has it as an upgrade, ask the second one what it costs to add, and put that number back into their bid before you compare.
You will often find that the cheaper bid was not cheaper. It was just quoting a different house.
